A. Report of progress in Preserve Sector Study by Planner. Preliminary
presentation of developer's proposals.
B. _Olympic Hills Golf Club Planned Unit Development, located adjacent to
Franlo Road south of the East/West Parkway. Request P.U.D. concept
plan approval. Preliminary Staff Report.
III. PETITIONS AND-REQUESTS:
A. Oak Manor Company requests rezoning from RM 2.5 to RM 6.5 to construct
townhouses as a second phase to the existing Fairway Woods condominiums,
located in Edenvale. Developer's presentation.
B. Edenwest, office building, by the Oak Manor Company, located on a 3.8 acre
parcel east of the Fairway Woods condominiums adjacent to Purgatory Creek
in Edenvale. Developer's presentation.
IV. WORK SESSION:
Major Center Area - land use discussion and meeting time table.

A motion was made by ?sirs . Meyers seconded by f1r. Brown to
approve the Hay 15 minutes as published. All voted aye except
Mr. Sorensen who abstained .
I I . REPORTS AND RECOr".111ENDATIONS :
A. Report of progress in Preserve Sector Study by Planner.
Preliminary presentation of developer's proposals.
The Sector Study progress report was postponed , but Bill
Bonner briefed the Commission of the progress .made by the
four land owners--Hustad , Olympic Hills, Eden Land, and
• The Preserve.
Charts on open space, roadway system with its hierarchy,
and total relationship of the properties to the open space
and roadway system were shown. Mr. Bonner indicated that
land use, population , school site projections would be the
next topics of discussion among the four developers.
It was Mrs . Neyers feeling that land use south of Pioneer
Road would be difficult to determine without knowing what
development would be taking place at Flying Cloud . Mr.
Putnam stated that airport representatives are looking at
development alternatives for that airport.
It was also the concern of P1rs . °ieyers that residents
affected by the Preserve Sector Study be made aware of
what is happening.
B. Olympic Hills Golf Club Planned Unit Development, located
adjacent to Franlo Road south of the East/Jest Parkway.
Request PUD concept plan approval . Preliminary Staff Report:.
Mr. Putnam reported that this item was to be removed from
the agenda until the Sector Study is coordinated at the re—
quest of the developer.

III . PETITIONS AND REQUESTS :
• A. Oak Manor Company requests approval to construct townhouses
and condominiums as a second phase to the existing* Fairway
Woods condominiums, located in Edenvale. Developer's
presentation.
Mr. Peterson explained the relationship of this phase to the
first phase Fairway bloods condominiums and adjacent Edenvale
developments . Phase II would include 40condominium and town-
house units of a similar type as in Fairway Woods phase I ,
all of which would front onto the golf course fairways .
Utility and grading plans were also explained .
Or. Jack Henning , developer of the project, stated that the
building exterior would be treated with textured cedar and
brick. Floor plans of the two, three, four bedroom condo-
miniums and townhouses were - illustrated with prices ranging
between $42,000 and $46,000 for a 2-3 bedroom townhouse and
$43 ,000 for a 3 bedroom condominium.
Play space for children will be allocated and swimming pools
for both condominiums and townhouses. Space for recreational
vehicle storage will also be provided .
Action Taken:
The request was referred to the staff for recommendation with
• the public hearing scheduled for June 19, 1973 .
0. Edenwest, office building , by- the Oak ' Manor Company, located
on a 3.8 acre parcel east of the Fairway goods condominiums
adjacent to Purgatory Creek in Edenvale. Developer' s
presentation.
The professional building concept was presented by Mr. Peter-
son who pointed out that this building would be 'finked to
the Edenvale Plaza Shopping Center by both pedestrian and
vehicular passages . The revised shopping center plan will be
presented June 19.
The project architect, Iry Kilstofte, illustrated the two
phase 54 ,200 square foot office area and 114 car parking ramp
The precast concrete structure will be treated externally
with stained wood and glass.
Phase I would include office space for medical , dental and
general office facilities with Phase II including both office
space and the parking ramp. The ramp will be tucked behind
the office area and viewed only minimally from Piitchell Road.
Landscaping will be used to screen the parking areas.
• Although the structure follows the land contour, grading will
be necessary in Phase I9 only minimal grading will be neces-
sary in Phase II .

Sir. Putnam stated that there is a tremendous demand for this
type of development. Mr. Henning reiterated this and told
• of the frequent requests for such space.
Action Taken :
The request was referred to - staff for review and recommenda-
tions .
A motion was made by Mr. Casey seconded by Mr. Lynch to adjourn
the meeting. P-1otion carried unanimously._ A work session on
the Major Center Area followed. t
