EDEN PRAIRIE PLANNING COMMISSION
Tuesday, October 19 , 1971 7:30, P.M. , Village Hall
Members present were Jim Brown, Ralph Nesbitt (chairman pro tem) Herbert
Fosnocht, Joan Meyers and Norma Schee. Also present was George C. Hite ,
Village Manager.
I. MINUTES OF OCTOBER 5 , 1971
The Minutes of October 5 , 1971 were approved without correction.
II. PETITIONS, REQUESTS AND COMMUNICATIONS
A. Preferred Developers Corporation. Request for Development Stage
Approval & Rezoning , Parcels 6 and 7. The Preserve. Preferred
Developers presented their proposal for constructing 205 condominium
apartment units on approximately 14.5 acres of land situated adjacent
to Neill Lake. The units would be located in a series of five unit buildings.
Preliminary site*and building plans were reviewed with the Commission. The
proposal including parking facilities for approximately 410 cars and a
special area for parking recreational vehicles.
Representatives of the Preserve described how the proposal related to
the PUD concept plan noting particularily the pedestrain linkages.
The Commission received the proposal for consideration and asked that
a staff review and recommendation be prepared.
B. The Preserve. Preliminary Plat. Stage 1, Residential Area.
A preliminary plat for 57 single family lots on a portion of the block formed
by the new east-west parkway and "D" street was submitted by the Preserve.
The lots varied in area from 8,000 to 12,000 square feet in area. All lots
backed to greenway systems which connected to Anderson Lake and Neill
Lake park areas and to the elementary school-park site.
The Commission discussed theaadequacy of the proposed lot sizes and the
methods of developing and maintaining the greenway systems.
The pro�osal was received by the Commission for study and the staff was asked
to prepare recommendations.
C. D.H. Gustafson and Associates, Inc. St. John's Wood Request for
Multiple Family Zoning. Baker Road South of County Road 67.
A proposal for approximately 160 condominium "townhouse" units on 17.6
acres of land along the west side of Baker Road was presented. The dwelling

units would be contained in 2 story four plex structures. The project
includes private recreational facilities, tot lots and a recreational
vehicle storage area. The Plan provides right-of-way for a realignment
of Baker Road for the purpose of eliminating two 90 degree curves.
The proposal was received for study and staff report was requested.
D. Edenvale. 'Preliminary Plat. Single Family, Canterbury Lane axd
Stratford Road.. Eden Land's proposed 6 lot preliminary plat for the
area between Kings Forest and the railroad and noth of the golf course was
presented. The lots varied in area from 13 ,500 to 16,000 square feet and
would be served by authorized utilities. The proposal was accepted for
study and staff recommendation.
III. RECOMMENDATIONS AND REPORTS
A. Housing W6iksh6p Forum. The Commission was asked to attend a
discussion on housing with the Council and other Commissions on October
21 and advised of a community wide forum on the subject to be held at
the High School at 7:30 on November 11.
