A. Creekwood Double Bungalow and Single Family Detached, by Husta.3 Development
Corporation. The site is located north of Pioneer Trail, Nest of Creek Knoll
Road and South of Purgatory Creek, ( approx. 33 acres) with:Ln the Hustad
Office PUD. A continued public bearing.
Bill Bonner, Hustads, reviewed the project of single family and double bungalow -
.units off of Creek Knoll Road. He stated he agrees with the residents who favor
the cul-do-socing of Creek Knoll Road, but it is not expected by the City Engineer
until 1977-78 after the completion of the Co. Rd. 1/ US 169 signalixation.
Donner stated Rustad would like to request setback variances to allow better
siting of the units on the lots. ~ .
Mrs. Nomec,9449 Creek Knoll Road, asked if Hustad would be building the homes. =
Boomer said Hustad may build scwme of the homes. She then. questioned if the trees
would be protected and where the fill would core from. S mner replied the trees
=m1d be protected and Hustad has other sites that would supply the fill.
Mr. Millismson,9464 Creekwcod Drive, stated he does not feel the setback variances
should be grantee. The planner stated the variances requested, but not recooended
by the staff, would be similar to those approved for the Creekxood Single Family area.
;Williamson then asked if garages are- required and how many driveways would be possi-

Lynch moved, Fosnocht seconded, to close the public hearing on the Creekwood
Single Family and Double Bungalow project preliminary plat. The motion carried
aranintously .
Motion 2:
Lynch moved, Fosnocht seconded, to recommiend approval of the Hustad Develops %
Corporation's 9 lot rezoning request from Rural to RM 6. S for construction of
double bungalows send/or single family detached homes as per the following:
a. That the lots must meet the front, rear and side yard
setback requirements specified in Ordinance 135.
b. The proposed lot frontage of 85 feet is less than the required 90
foot width. However, if the setback requirements are appliwd the
visual impact *f double or single units would be controlled to meet
_ the intent of the RM 6.S District .
G. That the cash in lieu of land dedication requirements be collected
as per city ordinance.
d. That the preliminary plat be approved based upon the recummAndatia"
_ of the City Enl:ineering Department.
•. That Hustad Corporation is to retain architectural approval of the
structures. '
: f. That the product mixture of single family and double bungalow harass _
be: S single family 6 4 double bungalows.

B. Hustad Development Corporation Signage Program Change.
Bonner outlined the request to change the minor identification sign on Co. Rd. 18
to a major identification sign aua ,dove it further south. He believed a major
sig.. is needed because of the :mount and speed of traffic on Co. Rd. 19. Thd sign
would be o= rough cedar and would identify the Bluff Country, have the Hustad logo,
and have an interchangeable unit to announce projects.
Schee questioned if the changeable unit. would be visible from Co. Rd. 18. Bonner
stated mould be larger than what presently is used to identify areas and should y
b6 viewable from Co. Rd. 18.

Notion:
Lynch 'owed, Fosnocht seconced, to approve the request by itustad for the change from P
atior to major, identification sign on Co. Rd. 18 and its relocation further south
as per the letter submitted by Hustad dated August S, 1976. The motion carried unani-

The planner stated at the last Council meeting the two items were referred to the
staff for further informat:or..
IDThe commission suggested the ordinances be written simple $ concise and to the level
of the user, and contain a glossary of terms 4 table of contents.
The planner asked if the PUD & MCA ordinances should have zoning status. The commission
felt the city attorney should investigate and report on the tax impact.
The planner then asked if a review committee should review specific plans after
general approval of a PUD is given by the city. The commission felt it was a good idea.
E. 1976 Manning Department Budget.
The planner referred the comrission to the 7-26-76 memo and informed the commission
the dollar amounts would be haWled in an upcoming report.
V. OLD BUSDEM
VI. NEW BUSINESS .
The plainer informed the commission they are all invited to the Lieu's Golf Day
at Dahlsren's Golf Course Monday, August 16th.
VII. PLAMER'S REPORT -
The planner reported Penton is requesting a rev sion to their plat which mould
shorten a cul-de-sac an the island mad plat one closer to the lake.
He statpA the revision does met with staff approval and entails less platted laud.
The c9mi■ission gave their approval of t1w revision to ?dtcbell rake plat.
