RESOLUTION NO. 84-80
A RESOLUTION SETTING FORTH SPECIFIC CONDITIONS OF
COUNCIL APPROVAL OF PAULSEN' S 2ND ADDITION
FOR DIRLAM DEVELOPMENT FOR 18 SINGLE FAMILY LOTS ON 6.2 ACRES
BE IT RESOLVED that the proposal for Paulsen' s 2nd Addition by Dirlam Development
for 18 single family lots on approximately 6.2 acres , located north of the C. M . St.
Paul and Pacific Railroad and south of Hidden Ponds Park, is herein approved,
subject to the following conditions :
1 . The development plan, preliminary plat, and erosion control and grading
plans, all dated March 5, 1984, and attached hereto shall apply.
2. Prior to final plat, developer/owner shall provide an overall development
plan using the plat of the development to indicate the particular unit type,
or array of unit types, which could be built on each lot. A front elevation
of each unit type, keyed to the overall plan, shall be included . No
substantially similar unit types shall be located adjacent to, diagonally
across, or directly across from each other, nor shall there be more than
three similar unit types, such as garage front , located more than three in a
row along the road frontage.
3. Prior to building permit issuance, developer/owner shall :
A. Meet all applicable Engineering Department requirements relative to
utilities, roads, erosion control , and storm water run-off and
receive Engineering Department approval .
B. Receive approval of storm water drainage plan by the Riley-Purgatory
Creek Watershed District.
C. Pay the required Cash Park Fee.
ADOPTED by the City Council on _ May 1, 1984.
