RESOLUTION 79-198
A RESOLUTION APPROVING THE HIDDEN GLEN PLANNED UNIT
DEVELOPMENT AND AMENDING THE 1968 GUIDE PLAN
WHEREAS, the City of Eden Prairie has by virtue of Ordinance 135 pro-
vided for the Planned Unit Development ( PUD) of certain areas located with-
in the City , and
WHEREAS , the Hidden Glen Planned Uni t Development is considered a proper
amendment to the 1968 Comprehensive Guide Plan, and
WHEREAS, the City Planning Commission did consider the request for PUD
approval of residential and open space uses , and
WHEREAS , the City Council of the City of Eden Prairie did hold a public
hearing on November 6 , 1979 to consider the request for PUD approval ,
NOW THEREFORE BE IT RESOLVED by the City Council of the City of Eden
Prairie , Minnesota as follows :
1 . The Hidden Glen PUD, dated 9-24-79 , being in the County of
liennepin and the State of Hinnesota , and legally described as
outlined i n Exhibit A attached hereto and Rude a part hereof.
2. Prior to any construction within Phase 2 provision for access
1 to Dell Road must be achieved.
3. The northern mini-park area should be graded according to
City specifications and the southern neighborhood park should
be enlarged as shown in figure 1 and graded according to
specifications , dedicated free and clear of all assessments ,
and the lots would not be subject to cash park fee payment.
4. An internal neighborhood through road within a 60 foot right-
of-way containing a 5 foot concrete sidewalk along one side
and a 32 foot wide street (back of curb to back of curb) must
be incorporated similar to the one shown in figure 1 .
5. The sideyard setback variance to 5 ' garage side , 10 ' house
side , would only apply to the northern area of small lots .
These lots would be evaluated in the rezoning request to
determine the appropriateness of the variance and the pro-
vision for garage locations .
6. Sideyard setbacks would be 10' garage silo and 15 ' house
side , for the balance of the lots in the subdivision . The
lots shown in the revised PUD Concept "C" have 90 foot front-
ages would remain as 90 foot frontages,
7. That a feasibi 1 i ty study be done on the al i gnment of Dell Road,

8. That a neighborhood park be dedicated with Phase 1 .
9. That the absolute number of lots without garages and their
location within the PUD will be deter i ned during the devel op-
rnent stage review.
