RESOLUTION NO. 942
A RESOLUTION APPROVING .THE RE-PLATTING OF
OUTLOT A AND BLOCKS 1 , 2, 3, 4 & 5 OF I,AKE
EDEN SOUTH ADDITION
WHEREAS, the re-plat of Outlot A and Blocks 1 , 2, 3, 4 & 5
of Lake Eden South Addition has been submitted in a manner required for
platting land under the Eden Prairie Ordinance Code and under Chapter
462 of the Minnesota Statutes and all proceedings have been duly had
thereunder, and
WHEREAS, said re-plat is in all respects consistent with the
City plan and the regulations and recruirements of the laws of the State
5 of Minnesota and or(:inances of the City of Eden Prairie.

NOW, 'THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF EDEN PRAIRIE:
A. Re-Plat Approval Request for Outlot A and Blocks 1, 2, 3,
4 & 5 of Lake Eden South Addition is approved upon com-
pliance with the recommendation of the City Engineer 's
Report on this re-plat dated Dec. 31, 1974.
B. That the City Clerk is hereby directed to file a certified
copy of this Resolution in the office of the Register of
Deeds and/or Registrar of Titles for their use as re-
quired by MSA 462.358, Subd. 3.
C. That the City Clerk is hereby directed to supply a certi-
%:ied copy of this Resolution to the owners and subdividers
of the above named re-plat.
D. That the Mayor and City Manager are hereby authorized to
Execute the certificate of approval on behalf of the City
Council upon compliance with the foregoing provisions.

PROPOSAL: The developer is requesting a revision to the final plat of Lake Eden
South, which was approved by the City Council on July 12, 1974. The
purpose of this revision is to relocate certain lots in the southeast
corner of the plat to avcid suhgrade correction and filling on the fringe
of the marsh area, as originally planned. See attached letter dated
November 26, 1974 , and drawings of the originally approved plat and the:
proposed revised platting.
No streets or utilities have been installed in the platted areas to be
revised, other than the existing interceptor sewer along the eastern edge
of the plat.
LOT DIMENSIONS, FA5i;Mt.C:TS AND XIGIIT-OF-WAYS, PARK DEDICATION: The requested div-
ision places the 40 ' Metropolitan 7nt-er_ceptor Sewer easement along the
rear of Lots 3 through 7 , Block 1 and Lot 1 of F31ock 2 . Park dedication
will consist of an area along the edge of the natural open marsh acid
the areas between platted sections of the central portion of the plat .
A five foot: minimum easement will be required on both sides of all
property lines not abutting roadways and open spaces.

t' S1'RFETS APiD_GRADING: The maximum .proposed street. grade can the revised
align-ment of Darnell. Road is 8 Attempts should be made to limit this to
7. 5%.
The greatest amount of grading proposed would take place in the cuL-
de-sac area of Block 3. Additional filling will be required on Lots
3 through 7 of Block 1. Also, minimum tilling will still be necessary
aloncj the edge of the marsh across Lots 3 through 7 of Block 1, and
Lot 1 of Block 2.
t;UNICIPAL_UT_IL_ITIES: Only minor revisions will be necessary on the proposed
utility Layout f:or the plat revision. The waterniain servi..; the "lots
in the two cul-de-sacs off Darnell Road shall be limited to two-inch
size copper.
PE-COMN'.ENDATION: Recorrrnend approval of the revision of Outlot A, Blocks 1, 2, 3,
4 and ^5 of the plat of Lake Eden South, subject to the contents of this
report.
