John's Wood Third Addition WHEREAS, the plat of St. John's Wood Third Addition has been sub- mitted in a manner required for platting land under the Eden Prairie Ordinance Code and under Chapter 462 of the Minnesota Statutes and all proceedings have been duly had thereunder, and WHEREAS, said plat is in all respects consistent with the City plan and the regulations and .requirements of the laws of the State of Minnesota and ordinances of the City of Eden Prairie. NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNC_L OF THE CITY OF EDEN PRAIRIE: A. Plat Approval Request for St. John' s Wood Third Addition is approved upon compliance with the recommendation of the City Engineer's Report on this plat dated September 19, -1974. B. That the City Clerk is hereby directed to file a certified copy of this Resolution in the office of the Register of Deeds and/or Registrar of Titles for their use as required by MSA 462.358, Subd. 3. C. That the City Clerk is hereby directed to supply a certified copy of this Resolution to the owners and subdividers of' tne above named plat. D. That the Mayor and City Manager are hereby authorized to Execute the certificate of approval on behalf of the City Council upon compliance with the foregoing provisions. Julli-e, City Engineer THROUGH: Robert: Heinrich, City Manager DATE: September 19, 1974 SUBJECT: St. John' s Wood Third Addition PROPOSAL: D. H. Gustafson and Associates, Inc. is requesting City Council approval of the Final Plat of St. John' s Wood Third Addition. ' This is a multi-family residential plat located west of Baker Road and south of 62nd Street in Section 3. HISTORY: Zoning to RM 2. 5 was finally read and approved on March 14 , 1972 per Council Ordinance No_ 1.64. The Preliminary Plat was approved on June 27 , 1972, per Council Resolution NO. 534 . UTILITIES AND STP-EETS: Municipal Sanitary sever, watermain and storm sewer will be available to all areas of the plat. All streets will have concrete curb and gutter and full depth design bituminous surfacing. PARK DEDICATION: There will be no lend dedication for public park or open space purposes within the plat. City Ordinance No. 93 requires that any cash contribution in :lieu of land shall be based on 15% of the assessor ' s full and true value of -the land being subdivided . Accordingly, this contribution would be $1, 065. BONDTNG: Sanitary sewer , watermain, storm sewer, curb and gutter, and paving have been completed by the developer . Therefore, no further bonding will be required. RECOMMENDATION: Recommend approval of St. John' s Wood Third Addition, subject to the contents of this report and the following: 1. Receipt of fee for City Engineering services in the amount of $360.00. 2. Satisfaction of cash payment in lieu of park dedication re- quirement.
