Park - 06/11/1974 CITY OF MEN PRAIRIE {aE MEPIN COUNTY, KIINNESOTA RESOLUTION NO. 859 A RESOLUTION APPROVING FINAL PLAT OF EDENVALE CONMERC IAL PARK: WHEREAS, the plat of EDENVALE COMMERCIAL PARK; has been SUhnitted in a manner required for Platting land -ender the Eden Prairie Ordinance Code and under Chapter 462 of the Minnesota _Statutes and all proceedings have been duly had thereunder, and WHEREAS, said plat is in all respects consistent with the City plan and the renulations and requirements of the laves of the State of Minnesota and ordinances of the City of Eden Prairie. HOW, THEREFORE, DE IT RESOLVED BY THE CITY cnwiCIL OF THE CITY OF EDEN PRAIRIE: A. Plat Approval Request for EDENVALE COMMERCIAL PARK is approved upon compliance with the recommendation of the City Enqineer ' s Report on this plat dated dune 7, 1974. B. That the City Clerk is herebv directed to file a certified copy of this Resolution in the office of the Register of Deeds and/or Registrar of Titles for their use as required by MSA 462.358, Subd. 3. C. That the City Clerk is hereby directed to supply a certified copy of this Resolution to the owners and subdividers of the above named plat. D. That the Havor and City Manager are hereby authorized to Execute the certificate of approval on behalf of the City Council upon compliance with the foregoing provisions. Oster o t, ayor ATTEST: SEAL o in Frane, U I er c I 1 \ ` CITY OF EDEN PRAIRIE ENGINEERING REPORT ON FINAL PLAT TO: Mayor and City Council FROM: Carl Jullie, City Engineer THROUGH : Robert Heinrich, City Manager DATE: June 7, 1974 SUBJECT: EDENVALE COMMERCIAL PARK PROPOSAL: Eden Land Corporation is requesting City Council approval of the final plat of Edenvaie Commercial Park. The site contains 118.9 acres and is located in the Major Center Area. The primary purpose of platting at this time is to define the road alignment for Valley View Road and the proposed Ring Route as well as parcelling the site into open space and developable outlots. A copy of the final plat is attached. HISTORY: The preliminary plat was approved on May 29, 1974 per Council Resolution W848. Rezonings for the property will be requested at future times as development occurs. VARIANCES: No variances are requested . UTILITIES AND STREETS: Municipal sanitary sewer, watermain and storm sewer are available for extension throughout the project as develop- ment occurs . The Developer or future property owners shall be responsible to complete the total grading plus final construction of one lane of Valley View Road from Baker/Mitchell Road to the Ring Road. PARK DEDICATION: Outlot A and Outlot E shall be deeded to the City. BONDING: Bonding for .streets and utilities will not be necessary for this plat, but rather will be required as rezoning and further platting occurs . �t- Mayor and City Council June 7, 1974 Page 2 RECOMMENDATION : Recommend approval of the final plat of EDENVALE COMMERCIAL PARK subject to the requirements of this report and the following : 1. Execution of the "Developer's Agreement". 2. Receipt of fee for City Engineering services in the amount of $50. Additional fees will be due as rezoning and further platting occurs.
