RESOLUTION NO. 852
A RESOLUTION APPROVING FINAL PLAT
OF LAKE EDEN
WHEREAS, the plat of Lake Eden has been sub-
mitted in a manner required for platting land under the .Eden Prairie Ordinance
Code and under Chapter 462 of the Minnesota Statutes and all proceedings have
been duly had thereunder, and
WHEREAS, said plat is in all respects consistent with the City plan
and the regulations and requirements of the laws of the State of Minnesota and
ordinances of the City of Eden Prairie.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
EDEN PRAIRIE:
A. Plat Approval Request for Lake Eden is approved
upon compliance with the recommendation of the City Engineer's
Report on this plat dated May 24 , 1974_
B. That the City Clerk is hereby directed to file a certified copy
of this Resolution in the office of the Register of Deeds and/or
Registrar of Titles for their use as required by MSA 462.358, .
Subd. 3.
C. That the City Clerk is hereby directed to supply a certified copy
of this Resolution to the owners and subdividers of-the above named
plat.
D. That the Mayorland City Manager are hereby authorized to Execute
the certificate of approval_ on behalf of the City Council upon
compliance with the foregoing provisions.

ENGINEERING REPORT ON FINAL PLAT
TO: Mayor and City Council

THROUGH: Robert Heinrich., City Manager
DATE: May 24, 1974
SUBJECT: LAKE EDEN
PROPOSAL: The Developer, Edenval.e South, Inc. , is requesting City Council
approval of the final plat of "Lake Eden" . This is a plat of
the entire Fdenvale South P.U.D. located east of T.H. 169 and
west of The Preserve at E-W Parkway. This platting will allow
the conveyance of land and future platting without need for
cumbersome metes and bounds descriptions_ Future platting and/or
rezoning will be necessary prior to development in any of the
platted outlots.
The final plat submitted for our .review and upon which this
report is based is attached hereto_
HISTORY: The preliminary plat (previously called Lake Eden F-Ieights) was
approved on _S/12/74 per Council Resolution #826.
Rezoning to RM 13. 5 for 192 single family lots was finally read
and adopted on May 14 , 1974 per Ordinance No. 253 and in accord-
ance with the terns of the "Rezoning Agreement" dated 5/6/74.
The final plat now submitted for approval conforms with the approved
preliminary plat.
VARIANCES: variances from City Ordinance No. 135 for lot area and setbacks
have been approved by the City Council per said "Rezoning Agree-
ment" of May 6, 1974 .
UTILITIES AND STREETS:
Municipal utilities are available for extension to serve all
portions of this plat. These extensions will be made and streets
constructed to City standards as further platting occurs.
PARK DEDICATION AND OPEN SPACE:
The Developer ,hall deliver a warranty deed for Outlot A conveying
title to the City of Eden Prairie prior to release of the
hardshells.

Areas committed for open space within this plat are Outlots D,
part of E, F, O and Q in accordance with the Lake Eden Heights
P.U.D.
BONDING: Since further platting and/or -rezoning will be necessary prior
to issuance of any building permits, no bonding will be required
at this time.
RECOMMENDATION:
Recommend approval of the final plat of LAKE EDEN subject to the
following-.
' 1. Receipt of a warranty deed for Outlot A.
2. Outlot B should be noted as an exception to the plat. It
is our understanding that ownership of this parcel is
with the Eden Prairie School District.
3. Approval of this plat by the Minnesota Highway Department
since this plat is abutting T.H. 1.69-212.
1 Fees for City Engineering services will be collected as further
platting and/or rezoning occurs within this plat.
