BE IT .RESOLVED, by the Council of the Village of Eden Prairie, Hennepin County, Minnesota T'AT, approval be given Russell Marsh-�I41idwest Terminals, Inc. PUL Concept Plan located on 137 acres between Interstate 494 and :-taker :Road to contain patio homes, townhouses, rental apartments, terrace multiples and single family homes. i'HAT, approval be given based upon reco-emendations in the Planni.n7 Renort of April 18, 1972 and Planning Commission amendments of May 16, 192 as follows: Planning Report of April 18# 1972 Overall. Concept - Express general approval Patio Homes - Approve Townhcuse in Open Areas - Approve Townhouses on blooded Moraines - Townhouse use O .K. but numbers subject to review of detailed design. Maybe some "expensive" single family homes on portion of these areas should be Midwest Multiple - Hold for further study. Include Forest Hills convenience center idea in study scope. Marsh Hillside Multiple - Encourage oimer-developer to find a truly creative solution by supporting the 200+ unit economic feasibility prospect if he comes up with a good idea. Flood Plain, Parks, Lakes, etc. - Strongly support a good effort. Traffic - Require another 34 feet of right-of.-way along Baker Road and nets 5 degree curve alignment. Guide Plan - Recommend to Council that on the basis of the recomm- endations stated above the Marsh-Midwest PUD Concept Plan meets the Purposes and Objectives of the Village's Comprehensive Planning Guide and that land use component of the Guide Plan should be so amended . Planning Commission Amendments of May 16, 3.972 1. Townhouses on wooded terrains. Townhouse use okay, but number subject to review of detailed design. We strongly suggest consideration of "expensive'° single family homes on portions of these areas . Resolution No. 535 Page Two 2. Guide Plan. Recommend to the Council that on the basis of the recommendations stated above the Marsh-Midwest PUD Concept Plan does not fully meet the purposes and objectives of the Village Comprehensive Guide Plan but however, the Guide Plan should be so amended . 3. That a minority report represented by Mr. Fosriocht' s comments be sent to the Council. THAT, it is located in that part of the north 1./2 of Section 3, Township 116, Range 22 situated east of County Road 60 except parcel 5412.
