HomeMy WebLinkAboutResolution - 125 - Resolution Granting a Conditional Use Permit to the Finneman Development Company - 05/25/1966 VILLAGE OF EDEN PRAIRIE HENNEPIN COUNTY, MINNESOTA A RESOLUTION GRANTING A CONDITIONAL USE PERMIT TO THE FINNEMAN DEVELOPMENT COMPANY RESOLUTION NO. 125 WHEREAS, pursuant to Ordinance No. 8, Section IOB, 3 and 4, Finneman Development Company applied for a special use permit for a motor fuel station on the following described parcel : The North 545 feet of that part of the Northeast 1/4 of the Northeast I/4 of Section 3, Township 116, Range 22, lying East of the right of way of Interstate 494, except roads. NOW, THEREFORE, BE IT RESOLVED that such special use permit be granted, provided the following requirements are met: (a) Pump islands shall be not less than 35 feet from the front property line. • (b) Access driveway measured at the property line shall not exceed _ 24 feet in width. (c) The distance of access driveway from street intersection shall be 40 feet or more measured along the property line. (d) The minimum distance between access driveways shall be 35 feet measured along the property line. (e) The minimum angle of deflection for access driveways shall be 45 degree. (f) The front yard and side street yard shall have a depth of not less than 15 feet. The yard space plus the space between the roadway and the property line for the entire width of the loft shall be landscaped with grass and shrubs. (g) The entire site on which the motor fuel station is located other than that occupied by building or landscaping shall be surfaced with concrete or bituminous material to control dust and drainage. (h) Interior curbs shall be constructed within the property lines to separate driving and parking areas from landscaped areas. Interior curbs shall be 6 inches or more in height. • (i) All outdoor illumination shall be provided with lenses, re- flectors or shades which will prevent glare or direct rays of light from being visible from adjacent property or from public right-of-way. (j) A minimum of 4 off-street parking spaces shall be provided for each station plus 3 for each service stall. (k) A motor fuel station is a place where gasoline, kerosene or any other motor fuel or lubricating oil or grease for operating motor vehicles if offered for sale to the public and deliveries are made directly into motor vehicles. The leasing or selling or parking of vehicles, trailers, or any other goods or merchandise located outside of a building is prohibited. (1) Signs shall not exceed 25 feet in height and shall conform to all yard requirements. ADOPTED by the Village Council of Eden Prairie, Minnesota, this 25th • day of May, 1966.
