I. MINUTES OF JUNE 7, 1971 These minutes were approved without correction. IY. VARIANCE REQUESTS V-72-1 Wilhelm Clabo. Lot Area. 9990 Eden Prairie Road. Mr. Clabo presented his request for a variance permitting him to divide off a 1.16 acre tract from his 11.22 acre tract on the west side of Eden Prairie Road between County Road 1 and T.H.169. The property is zoned Rural and a minimum lot area of 5 acres is required. Mr. Clabo explained that he proposed to sell the smaller parcel to his son who would build his home on it. Mr. Clabo now has a home on the remaining larger parcel . He noted that there were a few other less than 5 acre parcels in the area and that the construction of his son's home would still only create two homes on a 11 plus acre parcel. The board received the application and the existing and probable use of lands in the area. Mr. Hirt moved that the Board find in the affirmative with respect to the five variance criteria set forth on the Order and that therefore the variance be granted upon the condition that the applicant grant the Village a recordable document which would restrict any further divisions of the remaining larger parcel until such time as the zoning classification of the property is changed from Rural to a district wherein said divisions could be accomplished without variances. Mr. Choiniere seconded. Motion carried unanimously. Meeting adjourned at 9:05 P.M. George C. Hite, Secretary
