ORDINANCE NO. 79-32
AN ORDINANCE RELATING TO ZONING AND
AMENDING ORDINANCE 135
THE CITY COUNCIL OF THE CITY OF EDEN PRAIRIE DOES ORDAIN r

AS FOLLOWS :
Section 1 . Appendix A of Ordinance 135 is amended as
follows :
(a) The property , as set forth in Exhibit A attached
hereto and made a part hereof ,

shall be and hereby is removed from the Rural District and shall

be included hereafter in the R1-13 . 5 District.
(b) The property, as set forth in Exhibit B attached
hereto and made a part hereof ,
shall be and hereby is removed from the RM 6 . 5 District and shall
be included hereafter in the R1-13 . 5- District.
Section 2 . The above described property shall be subject
to the terms and conditions of that certain Developer' s Agree-
ment dated as of January 8 1980 Ig. entered into between

Hustad Development Corporation , a Minnesota corporation, and
the City of Eden Prairie , which Agreement is hereby made a
part hereof and shall further be subject to all ordinances ,
rules and regulations of the City of Eden Prairie relating to
the District in which it shall be included hereafter.
Section 3 . This ordinance shall become effective from
and after its passage and publication .

a regular meeting of the City Council of said City on the
8 day of January 1980

EXHIBIT A, ORDINANCE 79-32
That part of the east 5 chains of the Northeast Quarter of Section 27,
Township 116, Range 22 and that part of the West Half of the Northwest
Quarter of Section 26, Township 116, Range 22 described as follows :
Beginning at the intersection of the center line of County Road
No. 1 , Hennepin County Highway Plat No. 6 with the sdutherly
extension of the east line of Lot 7, Block 2, YORKSHIRE POINT,
according to the recorded plat thereof; thence on an assumed
bearing of North 2 degrees 30 minutes West , along the east line
of said Block 2, a distance of 360. 00 feet to the angle point in
the easterly line of Lot 2 of said Block 2; thence North 25 degrees
West, along the northeasterly line of Lots 1 and 2 of said Block 2,
a distance of 179. 18 feet to the most northerly corner of said
Lot 1 ; thence North 34 degrees 16 minutes 17 seconds East, along the
southeasterly line of Outlot A, of said YORKSHIRE POINT, 91 .5B feet;
thence North 80 degrees East along the southeasterly line of said
Outlot A, 253. 96 feet ; thence South 43 degrees East , 175.99 feet; thence
South 23 degrees East , 425. 00 feet; thence South 4 degrees East ,
to the centerline of said County Road No. 1 ; thence westerly along
said centerline to the point of beginning.

said point being on the center line of County Road No . 1 as
platted in Hennepin County Highway Plat No. 6 ; thence on an
assumed bearing of North along the east line of said Tract B ,
625. 00 feet ; thence North 70 degrees East 75 . 00 feet ; thence East
300 . 00 feet; thence South 43 degrees East 170 . 00 feet ; thence
South 23 degrees East 260 . 00 feet to the point of beginning of
the land to be described; thence North 23 degrees West 260 . 00 feet;
thence North 43 degrees West 170 . 00 feet; thence North 25 degrees
