ROLL CALL-PLEDGE OF ALLEGIANCE Present:Cliff Dunham, Ismail Ismail, Michael O'Leary, Greg Olson, Randy Stroot Absent:Anthony Ramunno, Louis Giglio APPROVAL OF AGENDA Motion/Second: Ismail/Stroot to approve the agenda as published. Motion carried. APPROVAL OF MINUTES Motion/Second: Ismail/Olson to approve the minutes of the Board of Adjustments and Appeals meeting held on October 3, 2002 as submitted. Motion carried 5:0. BOARD OF ADJUSTMENTS & APPEALS November 14, 2002 page 2 VARIANCES Request 2002-11 By Anne and Thomas Peacock, 14801 Blakeney Road, for approval of a 7 foot variance from a 30 foot required front yard setback for a third stall garage addition to be 23 feet from the front property line at Camdon Hill. Thomas Peacock presented his request to add a third stall garage onto the side of the existing double garage. He stated the majority of the homes in this neighborhood have 3 car garages and his addition would fit the character of the area. He further stated he has design review approval from the neighborhood homeowner's association. If the home had been placed closer to the side property line he would have been able to add a garage without a variance. Ismail inquired if Mr. Peacock reviewed the option of adding a 10' addition vs. the 12 ' wide request. Mr. Peacock replied he measured the other 3rd stall widths in the neighborhood and believes a 10 foot wide addition would look noticeably different than the others. Dunham requested information on the driveway widening for the garage addition. Mr. Peacock stated the upper half of the driveway would be widened to access the 3rd garage door. Johnson presented the staff information. The property is zoned R1-13.5 and the required setback from a front property line is 30 feet. One corner of the proposed garage stall does not meet the 30 foot requirement. Neighbors have viewed plans at the City Hall and no negative comments or letters have been received. John Murphy, 14195 Blakeney Road, stated he has reviewed the plans and has no objection to the garage addition. Motion/Second: Olson/Stroot to approve Variance 02-11 for approval of a 7 foot variance for a garage addition 23' from the front property line. The hardship being the original placement of the house upon the lot. Approval condition is for appropriate landscaping to be planted along the outside wall of the new addition. Motion carried 5:0.
