AN ORDINANCE RELATING TO SUB-DIVISION REGULATIONS, THE
PLATT ►NG AND SUB-DIVIDING OF LAND AND AMENDING ORDINANCE NO. 93.
The Council of the Village of Eden Prairie does ordain:
Section I . Section 3 of Ordinance No. 93 is hereby amended by adding the
following: j
Subdivision 1 . Planned Unit Developments (P.U.D. ) must comply
with all applicable portions of this ordinance,
as amended to include P.U.D. , or specific variances
must be noted and approved.

Section 2. Section 4 of said Ordinance is hereby amended by adding
Subdivision 21 which is to read as follows:
"Planned Unit Development" (P.U.D.) is defined in Section 8.8E of
the Zoning Ordinance (Ordinance No. 8) and the word "Plan" may be
inserted in this ordinance wherever "plat" is used.
Section 3. Section 6, Subdivision I of said Ordinance is hereby amended to
read as follows:
Procedure. In any Planned Unit Development or before subdividing any
tract o land, the sub-divider shall submit a preliminary plat of the
subdivision for the approval of the Planning Commission and Village
Council in the following manner:
Section 6, Subdivision 2( I ) is hereby amended by adding the
following:
Planned Unit Development Preliminary Plans should be submitted
to the Planner, Engineer and Attorney for preliminary review as
well as the Zoning Administrator.
Section 6, Subdivision 2(3) is amended by adding the following:
Filing fee for P.U.D. shall be one hundred dollars 4100.00) plus
five dollars ($5.00) per acre Lip to a maximum of three hundred
dollars ($300.00).

Section 4. Section 7, Subdivision 3 of said Ordinance is hereby amended

by adding the following:
Private streets must be designated on the Flans but all
following data must be provided.
Section 5. Section 9, Subdivision 1 , of said Ordinance is hereby amended

by adding the following:

The final Planned Unit Development Plan need not be prepared
by a registered land surveyor, but all subdivisions of the
total tract for the purpose of dividing ownership shall be
accomplished by a registered land surveyor.

Section 6. Section 10, Subdivision 3, of said Ordinance is hereby amended
by adding the following street classification right-of-way width and roadway

Section 10, Subdivision 3 ( II ) is hereby amended to read as
follows: 3

Private streets shall not be approved nor shall public improvements
be installed for any private street except that private streets may
be permitted in approved Planned Unit Developments.
Section 10, Subdivision 11.E is hereby amended to read as follows:
Street Trees: Street trees when planted shall not be less than
60 feet apart with a minimum of one per lot. The minimum size
and type to be planted shall conform to the provisions of the
applicable ordinance of the Village. No street trees shall be
planted on public right-of-way except that street trees may be
closer together than 60 feet upon approval of the Planner. i
Section 10, Subdivision 170 ) is hereby amended to read as follows:
Locations. All lots shall have frontage on a publicly dedicated
street or street that has received legal status as such, except
that lots in the Planned Unit Development must have frontage on
a private street or access road.
