A RESOLUTION SETTING FORTH POLICY OF THE TOWN OF EDEN PRAiRIE
REGARDUNG MAUS AND 5 UB V! I
At !E::EAS , the Town of Eden Prairie in the county of Hennepin. state
of Minnesota , consists of large tracts of unplatted land, and, with the constant
tread toward development i n 'tire suburban areas, there Is a dens i re to plat and subdivide
land in Eden Prairie Township, and
WHEREAS , this subdividing and platting of land necessitates the Instal-
lation of many new roads, and
1.9HEREAS , it is the opinion of the Town Board of the Town of 'Eden
Prairie that certain policies should be set forth relative to the guidance of

contractors and platters in the development of roads, NO'N, THEREFORE,
BE IT RESOLVED by the Town Board of the Town of Eden Prairie, Hennepin

County, Minnesota , that before any plat is approved by the Town Doard, the plat must
comply with the followinq requirements and the owners of the land being platted must
guarantee In a manner satisfactory to the Town Board their compitince with the
following conditions and provisions, namely:
A. That all roads intenddd to become Town Roads be at least fifty

60) feet in width and Where the road ends in a cul-de-sac, turn around of one hundred

( 100) feet in diameter must be provided.

B. Before roads or streets are named, the town clerk must be consulted
In order to avoid duplication in the naming of roads and streets.
C. The proper drainage of all lots and roads including necessary
t1 ling and the dedication of pot holes and other water accumulating places-'for

drainage purposes must be made.

BE IT FURTHER RESOLVED that before the town accepts any additional c
town roads, such roads to be so accepted must meet the following requirements and

C. Grades must not be in excess of six (6) per cent.
Signs designating road names must be installed. Acceptance of a
road is to be made by resolution of the Town Board taking over the road and the town
road after app I i cat ion by the subdivider.
Mere dedication of a right of way by platting or In a registered land survey
proceeding does not make of such easement a Town Road. It Is the poli�y of the, Town
Board not to accept roads as Town Roads unless and until such roads are In condition
to be taken over as Town Roads wI thout necess i tat i nq the expenditures of public funds
to construct or reconstruct them. This means that the roads must be stabilized and
surfaced. The Town Board does not require other than that the surfacing be an all-
weather surfacinq of gravel or paving of some kind. On newly constructed roads, the
Town Board requires that the grade settle and stabi size for a period of at least one
year before acceptances.

IT IS FURTHER RESO ED that the Town Board recommend and request that
subdividers consult it relative to building of roads during the course of sub-

division and construction or roads In order that misunderstanding and friction may
be minimized.
