variance from the minimum lot size in the I-General zoning districts
for Parcel 4894. Section 9.
The meeting was called to order, and Chairman Wedlund requested the City
Attorney's opinion on the request moved by the Board at the previous meeting.
J'ullie spoke to the question of approval of-the division and whether our
City Ordinance becomes applicable to the existing building as it normally
would apply to new construction. According to the City Attorney's opinion,
the enlarging of the site would bring it under City Ordinance requirements,
but he did recognize the situation and suggested that the Board did have the
latitude to act in the final analysis in the manner that 'could be in the best
interests of the City.
MTIONs Cardinal moved, seconded by Lynch, to grant the request for variance
as stated above, as the building is already located on the site that is sec-
tioned off; parking spaces in the front and back of the building seem to be
ample for that type of building; changing of presently situated garage door
will not be required;&the 4.67 acres will be a usable size for some useful
purpose in the future.
DISCUSSIONS
Wedlund questioned how many parking spaces were actually available. Mr. Mc-
Donald, of McDonald Realty, responded that 78 parking spaces were available.
The possibilities of moving the north lot line by 11�1 were discussed in
order to meet the 75' necessary for parking. McDonald, speaking for Mr. Arp,
felt that the area to the north would make a useful industrial site and
Mr. Arp does not want to out it off.
Wedlund expressed concern with the double drive-ways on to Highway 5, and
asked whether that situation could be eliminated.

ANENDWOT TO MOTIONS _ .With, the extention of the property
line to 75 feet from the north side of the wall of the main structure, and
require that the parking lot itself empty out into Martin Drive and that the
present driveway be permanently closed. Lynch accepted the amendment to the
Motion, and seconded. Cardinal accepted the amendment.
SECOND AMENDMENT: With approval subject to a proper survey--acceptable to the
City Engineer conforming with the requirements of the variance that is contained
in the Motion. Cardinal and Lynch accepted second amendment.
THIRD AMENDNENTs It is further understood by the Notion, that the variance
granted here for parcel 4894 to be less than five acres in I—General district
as the result of the before mentioned division approved. Cardinal and Lynch
accepted the third amendment. Notion carried unanimously.
Cardinal spoke to any suggestions for screening, commenting that he mould bay
in favor of this.
Wedlund, speaking to Section 16.2b of the Ordinance, informed the applicant
that the City could enforce these requirements.
Wedlund informed Arp of his rights`and responsibility to fulfill the direction
of the Motion within one year or it becomes invalid.
. Wedlund requested that the Motion be attached to appropriate papers for future
use. Jullie suggested that the list be attacbKto the assessment research
information.

MOtIONs Lynch moved, seconded by Krueger, to accept the Minutes of the May 19,
1977 meeting as published. Motion carried, with abstentions by Wedlund and
Cardinal because of absence.

MOTIONS Cardinal moved, seconded by Krueger, to adjourn at 8:30 PM.. Motion
carried unanimously.
